Accenture Signs 3-Lakh-Sq-Ft Thane Office Deal

Global technology and consulting company Accenture has leased nearly 3 lakh sq ft of office space at Centaurus tower in Hiranandani Estate, Thane, in a major office leasing deal that strengthens its presence in the Mumbai Metropolitan Region (MMR).

The 10-year lease covers three floors of the Grade-A commercial building. Accenture will pay more than ₹1.9 crore in monthly rent, taking the rental commitment to nearly ₹270 crore over the lease period, excluding the impact of the annual escalation clause.

The company will also have access to 272 dedicated parking spaces.

The transaction was reported on September 9, 2026, and is another significant office expansion move by Accenture in India.

Accenture Expands Its India Office Footprint

Under the agreement, Accenture will occupy the 19th, 20th and 21st floors of Centaurus.

The company is expected to begin operations from the Thane premises in November 2026, with interior fit-outs already underway.

The Thane lease is also notable because it follows other large office transactions by Accenture in India.

The company has recently taken significant office space in Hyderabad and Pune, reflecting continued demand for larger workplaces as its Indian operations expand.

Accenture has a substantial employee base in India, making the country an important part of its global delivery and technology operations.

The new Thane facility gives the company additional capacity in the Mumbai region while adding another major corporate workplace to its India network.

The lease was signed by Accenture Solutions Pvt Ltd, the company's Indian entity. JLL India facilitated the transaction.

Mumbai Office Market Continues to Attract Large Occupiers

Accenture's move comes at a time when India's office market is experiencing strong demand from global companies, technology businesses and Global Capability Centres (GCCs).

According to JLL, India's office market recorded 21.5 million sq ft of gross leasing in Q1 2026, the strongest first-quarter performance on record.

Mumbai accounted for 19.5% of the country's leasing activity during the quarter, making it one of India's leading office markets.

The strong leasing numbers indicate that companies continue to expand their physical office footprints despite changes in workplace models and broader global economic uncertainty.

Mumbai has remained an important market in this growth.

The city's connectivity, established corporate ecosystem and availability of large commercial developments continue to attract major occupiers.

Thane Strengthens Its Position as a Business Hub

The Accenture deal also highlights the growing importance of Thane within the wider Mumbai commercial real estate market.

Centaurus is a 21-storey commercial development with around 1.9 million sq ft of built-up area.

The development already has several major corporate occupiers, including Tata Consultancy Services, BNP Paribas, IDFC First Bank, ICICI Bank, Bayer CropScience and WeWork. It forms part of the larger 375-acre Hiranandani Estate township along Ghodbunder Road.

For Accenture, locating a large office facility in Thane provides access to an established business and residential ecosystem while expanding its presence beyond traditional Mumbai office districts.

The deal also reflects a wider trend of large companies seeking high-quality Grade-A office buildings that can accommodate larger teams and support long-term operations.

JLL's research shows that India's office demand has been supported by both global and domestic companies.

In 2025, India recorded 83.3 million sq ft of gross office leasing, while net absorption reached 57 million sq ft.

A Major Corporate Lease for Thane

The 10-year Accenture agreement gives Thane another high-profile corporate occupier and adds momentum to the area's commercial real estate market.

For Accenture, the deal provides nearly 3 lakh sq ft of additional office capacity and supports its continued expansion across India's major business centres. For House of Hiranandani, the lease brings a major global consulting and technology company into one of its flagship commercial developments.

The transaction therefore represents more than a large office lease. It also points to continued corporate demand for well-connected commercial spaces across the Mumbai Metropolitan Region.

With Accenture expected to start operations at the Thane facility later in 2026, the deal is set to further strengthen Thane's role as an emerging corporate and office destination in the MMR.
