M3M Wins ₹1,850 Crore Noida Land Auction

M3M India has emerged as the highest bidder for a 12.5-acre mixed-use land parcel in Sector 108, Noida, in a major real estate transaction that highlights the growing competition for strategically located land in the National Capital Region (NCR).

The developer bid around ₹1,850 crore for the parcel in an auction conducted by the Noida Authority.

The reserve price for the land was ₹835 crore, meaning the winning bid was more than twice the initial reserve. DLF was also among the developers participating in the bidding process.

The auction took place on September 8, while reports on the transaction were published and updated on September 9, 2026.

The land is planned for mixed-use development, giving M3M an opportunity to add both residential and commercial components to its Noida portfolio.

M3M Strengthens Its Noida Presence

The Sector 108 acquisition adds to M3M India's growing presence in Noida.

The developer has been expanding its portfolio across key locations in the city, particularly in premium and strategically connected corridors.

The latest transaction is also significant because of the scale of the investment.

While the winning bid is around ₹1,850 crore, the overall acquisition cost is expected to approach ₹2,000 crore after stamp duty and other government-related charges.

M3M's strategy reflects the increasing importance of Noida within the NCR real estate market.

The city has benefited from improvements in road and metro connectivity, commercial development and the emergence of the Noida International Airport as a major regional infrastructure project.

Yash Garg, Director, M3M Noida, recently highlighted the scale of the city's economic development, saying:

Land acquired between 2021 and the first quarter of 2026 represents significant future development potential, reflecting continued developer interest in acquiring strategically located parcels.
